Richard graduated from the University of Alabama in Tuscaloosa in 1991. He began working in the Title Insurance Business in 1994 as a title researcher for Stewart Title in Mobile County and the Florida Panhandle. Richard joined TitleSouth when the company was formed as Vulcan Title in 1998. Richard is a member of the Dixie Land Title Association. He is a member of Kimberly United Methodist Church. He lives in Kimberly with his wife Cindy.

Denise Diuguid has been an Underwriter with TitleSouth since October, 2005. Her underwriting experience extends back for 12 years, with two different title companies in the Birmingham Metro area. She has the knowledge and experience necessary to issue Final Policies and prepare Title Commitments and other property reports as needed. Also, while at TitleSouth, she has been given the opportunity to become proficient in on-line title research for several counties in the state of Alabama. Denise is always pleased to assist you with any title needs you may have, and is looking forward to being part of the TitleSouth branch of the RealtySouth Family of Services for a long time to come!

Lea Ann was born and raised in Birmingham, graduating from Homewood High School and then Samford University with a B.A. in Communications. Lea Ann began her career with the RealtySouth Family as a Realtor in 2000 and worked as an agent until 2006. She joined TitleSouth in 2006 in Customer Service and worked at every level learning all aspects of the title business from title research all the way to issuing final policies. In 2007, Lea Ann began working with TitleSouth Closing Center as a Closing Coordinator expanding her knowledge of the real estate process and building relationships with agents, lenders, and clients. In 2009, Lea Ann became a TitleSouth Account Executive. Her background in real estate gives her a unique combination of experience in sales, title, and closing. With 10 years experience in the Real Estate industry Lea Ann brings dedication and commitment to each customer and works to Earn Trust by continually exceeding expectations. In addition to her duties at TitleSouth and TitleSouth Closing Center, she has been responsible for planning several RealtySouth Corporate events. Lea Ann lives in Hoover and has 2 grown children and 2 daughters that are active at Berry Middle School.

Shannon Shumaker began researching title in 1995. She was employed with two different title companies before joining TitleSouth in August of 2009. She works at the Jefferson County Title Plant along with Jeff Pender. The main reason Shannon enjoys her work is every day is a new challenge. Shannon was born and raised in Washington County in a small community known as Tibbie, AL. She graduated from Washington County High School and The University of Alabama. The Birmingham area has been her home base for the past 29 years but her heart is still in the country. Shannon is married and has one daughter.

Pat is President of TitleSouth and General Counsel for RealtySouth in Birmingham, Alabama. He also serves as Director of TitleSouth’s Real Estate Closing Centers. Prior to joining TitleSouth, Mr. Smith was a partner in the Birmingham Law Firm of Dominick, Fletcher, Yeilding, Wood and Lloyd, P. A., and at Strickland Smith & Wagnon. Mr. Smith’s private practice focused on real estate matters, including residential and commercial real estate closings, title insurance claims and real estate litigation. Mr. Smith holds the Juris Doctorate and Master of Laws in Taxation degrees from the University of Alabama School of Law, and a Bachelor of Science Degree in Business Administration (Accounting) from Auburn University. His wife, Melissa, is a title insurance underwriter and attorney. The Smith’s live in Homewood, Alabama with their two daughters, Melanie and Meredith.
